Property Owners Encouraged to Avoid Late Submissions After Postmark Policy Change

The U.S. Postal Service has implemented a nationwide change affecting when postmarks are affixed to mail. Unless a customer requests a postmark at a Postal Service retail location, postmarks are no longer added when mail is first received. Mail is automatically stamped later during sorting and processing at regional distribution centers.

As a result of this change, mail could be postmarked several days after it is dropped in a mailbox. Submissions to the appraisal district may be considered late if mailed too close to a deadline, even if placed in a mailbox before the deadline date.

To avoid potential delinquency and late penalties, TCAD encourages property owners to consider the options below:

  • Mail items early and have the mail clerk postmark your mail when you deliver it at the post office.
  • Visit a post office counter to purchase postage that includes a ‘Postage Validated’ imprint or send your submissions via Certified Mail. A Certified Mail receipt serves as legal proof of timely mailing, even if the postmark on the envelope is late or illegible.
  • Submit documents electronically, when possible. TCAD accepts submissions through our online portal and via email.
  • Drop off your submissions in person at our office located at 850 E Anderson Lane.
